GENERAL MEETING Minutes

I. Call to Order / Approval of Minutes Joseph Hernandez
* 7:00 Chamber of Commerce 

II. General Meeting: Key Topic: Ft Worth Avenue Development Group
Speakers: John Cramer and Carol Twitmyer 

* Ft Worth Avenue Development Group

  • Group was formed in 1999 with 3 members. In April of 2000 Group qualified as a Non-profit. Today they have 1400 + active members. 

  • The group was actively involved along with Ed Oakly, and Mark Housewrite in the development of the Bronco Bowl Property. Home Depot purchased property and will open one of their premier stores in July 2004. 

  • A restaurant (Chili's), pharmacy, and Bank have also purchased space around the Bronco Bowl area, at this time some of the names of these commercial businesses cannot be announced. Once contracts have been signed there will be a public notice. In addition there is negotiations on new town homes. 

  • The group is striving to ensure that the appropriate restrictions and permits are part of the new Ft.Worth Ave Corridor development. That does not mean that businesses along this corridor will be closed or shut down, but there will be guidelines that developers and businesses must follow.

  • Future development plans include:

    • Parks and green belts along Ft Worth Avenue

    • Multiple Dart rail stops

    • Signature retail stores

    • Restaurant and High End Bars/Clubs 

  • There are currently 3 signature bridges that will cross the trinity over into Oak Cliff. 

  • Reason's why the Ft. Worth Ave Corridor will work:
    o Rezoning will favor current residential properties
    o Bring more money into our community + tax dollars to help secure the info-structure.
    o Continue growth of Oak Cliff and updating current businesses.

  • Timeline for the development of Ft Worth Avenue Corridor is 8 to 15 years. 

  • * If you are interested in getting a membership the cost: $15.00 Senior, $25.00 Single, $40.00 Household and $50.00 Business. 

III. Crime Watch report - Terry Thomas

* You can review the crime report for July, August, September in the Newsletter, current reports: 

610 S. Manus: Auto window smashed using a B-B gun.

634 Woolsey: On Oct. 1 around 1:30 p.m., four Hispanic males in a gray Ford Taurus were spotted in the alleyway by neighbor Ron Horick (631 S. Manus) when his dog began to bark. Ron called 911, but they went to North Manus by mistake. By the time they arrived on South Manus, the suspects had fled. An undercover officer who had been nearby managed to follow the suspects for a while until his car gave out.

700 S. Manus: Assault.

* Terry plans to attend the Dallas Citizens Police Academy and invites others to join him. 

IV. Upcoming events - Sue May

* Wynnewood Wander was held Oct. 11, 2003. We took in $1,325 in ticket sales, with expenses of $150.00 resulting in a net gain of $1,175.

* Holiday Party on Saturday, Dec. 13, location not confirmed, flyers will be sent out with time and location of the party. 

* Holiday Decorations Contest: Judging will be held Dec. 12 at 6 p.m. Judges will include WNNA board members and notable residents in Oak Cliff, such as Councilman Ed Oakley. Other suggested judges included Susan Lee (president of the Elmwood neighborhood association) and George Briggs (president of the OOCCL). Gift certificates to Oak Cliff area merchants will be awarded instead. 

* Raffle: Southwest Airlines will donate two round-trip tickets for the raffle. Tickets will be raffled for $5 each or three for $10. Sue begins selling tickets at the General Meeting.

* Sue is starting to look for Host for the Spring 2004 Wander. Please let Sue know if you are interested in being a host. 

V. Elections of New Board Members will be held at the January General Meeting. Anyone interested in participating on the board or running for a particular office please notify Dean Rose or Joseph Hernandez. 

VI. Beautification 

* Triangles: National Stone has been selected to provide the boulders for the triangles. They will provide six boulders. 

* Entry signs: Carol Twitmyer and Pat Ford will present three designs for the stone entry signs measuring roughly six-by-eight feet. No timeframe has been set as of yet. 

* Yard of Month - December will be judged on Christmas decorations judging will be done December 12 @ 6pm so remember to decorate early.

VII. Treasury report:
* $1893.90 started income - $5021.36 expensed - $816.00 - $ 6099.34

VIII. Block Captain

* Block Captain of the quarter is Janice Williams, she covers Bizertte. She will receive a $25.00 gift certificate to the Oak Cliff restaurant of her choice. 

IX. New Business

* Filing 501c3 status - we need to make changes. Give us a non-profit status. Tax exempt purposes. The 501c3 has been submitted and we are currently in the process of responding to questions and waiting for final approval.
